Neighborhood Meeting – Gas Lease Update 1/11/11

This meeting, conducted by Vantage Energy, is primarily for residents living within the LABC North and LABC South development areas. (This does include most of the residents inside the Little Green Ark Neighborhood Group)

For lessors living in the four other development areas (Yeandle, Steeples, Lenox and Pleasant Ridge a brief update will also be presented on these areas.

November 2010 Update

Several of the property owners within the area known as “Little Green Ark” are asking about the status of the natural gas drilling projects that are developing around us.

Vantage Energy and Chesapeake Energy are the drillers for those projects.

We suggest you visit those web pages for the most current information on the progress of the drill sites and other news, such as any town hall meeting that might be scheduled by Vantage and/or Chesapeake to bring residents up-to-date.  Click on the drill site that is most applicable to the area in which you live, and you’ll see specific information about that site.

Looking at Vantage Energy’s web page, you’ll see their drilling area outlined in blue.  Property owners to the east of that area will be covered by Chesapeake Energy’s drilling operations.  Vantage and Chesapeake are working together to produce the leases surrounding the Lake Arlington Baptist Church (LABC) and Pleasant Ridge site locations.

Update on drilling plans in the Little Green Ark neighborhood.

You may be aware of a town hall meeting scheduled for Thursday, 5 Aug 10, at the Pleasant Ridge Church of Christ, on Pleasant Ridge Rd.  The meeting is to update residents of the CATS area on the proposed natural gas drill sites within their boundaries.  (CATS is the collection of neighborhoods just west of Green Oaks that assigned their natural gas rights to a leasing company about the time we did back in the spring of 2008.)

 Although the meeting is open to anyone, the discussion will not pertain to the residents within the Little Green Ark (LGA) area. While Vantage Energy has obtained the rights to the leases and will do the drilling within the CATS area, Chesapeake Energy remains the drilling company for the LGA area. 

 We stay in touch with Chesapeake Energy, and with the planning commission that approves drilling sites. We’ve just learned that Chesapeake has identified property adjacent to the Lake Arlington Baptist Church as suitable for a drilling site within the Little Green Ark area.  The planning commission will consider approval of the site during their Aug 18 meeting. 

 We will advise you of the commission’s decision, and otherwise, keep you informed of any developments affecting LGA.  As drill site preparations develop, we may hold our own town hall meeting to discuss events.

Update – March 2010

It’s been quite some time since we’ve had any news to update our website.  A few of you have asked questions about where things are in the drilling process, and I thought I would share what I’ve been told. 

The folks at Chesapeake Energy sent us an e-mail in late February stating that they have not yet selected a drillsite to access the minerals in the Little Green Ark neighborhood.   Their land team is in the process of forming a unit to produce those minerals.  During this process, they will select a drillsite that can access the area they intend to drill while staying away from unleased properties.  Once that drillsite has been located, they will inform us on the location.  We will then pass it along to you.

The contracts we signed has a three year time period in which they have to begin drilling.   Since that hasn’t happened, we will just sit and wait for them to locate that drillsite and begin the process.  If that happens within the three year timeframe, then we should begin receiving royalty payments after the drillsite begins to produce.  If they haven’t drilled within that three year period, they would have to approch us, and renegotiate the land rights.

Neighborhood Update 7/1/2008

Howdy Neighbors.  It’s been a while since we’ve posted any updates to our website.  The actual lease signings ended over a month ago, and everyone that signed should have received payment from Paloma.

Our next issue is to find out if an actual drill site has been located within our neighborhood.  A few of you have send us e-mails asking if we know the answer to this question.  As of now, the answer is no.  We’ve heard a few rumors about negotiations going on with a few property owners. 

We’ll try to get in touch with Paloma and get some answers for you.  As soon as we hear something firm, we’ll update the website and let you know.

Update – Lease Signing Meetings

   As most of you know, Paloma is in the process of signing natural gas leases for property owners within the boundaries of Little Green Ark (LGA).   There was a signing meeting last Monday evening (Mar 24), and there will be another signing meeting next Monday (Mar 31).

But, those signing meetings are only for six subdivisions in the northeast corner of LGA, and they are listed below.  Signings for other property owners within LGA will follow, a few subdivisions at a time

Paloma has not yet informed us the schedule of the next signings, but as soon as we know, we will e-mail the property owners in those particular subdivisions.

Paloma believes the lease signings for all of the Little Green Ark neighborhood will last into late May!  So, please be patient. (They won’t run out of money!)

Lease Signing Meeting Update

As we communicated to you over the past few days, Little Green Ark has reached an agreement with Paloma Barnett, LLC, over a non-surface oil and gas lease, which will allow them to access the minerals under your property without using the surface of your land.  Here’s a quick recap of the deal, extended to all property owners within our expanded boundaries who haven’t already signed individually:

    ~ $22,000 per acre signing bonus;

    ~ 25% no cost Royalty (i.e., royalty payments are made to us before costs for production, distribution, etc. are deducted);

    ~ 3 year lease, with a 2 year option to extend, at a bonus amount equal to the bonus paid ($22,000/acre) for the initial lease;

    ~ Property owners to be paid by 10-business-day vouchers, to be exchanged for checks after the 10th business day, payment subject to approval of title.

    ~ The agreement includes mineral rights to the center of the street.  (The only known exception to this is in Oak Valley Estates, which includes Oak Valley Dr.; part of Bonneville Dr; Sandy Oak Ct.; and Trail Oak Ct.  The developer retained the mineral rights under those streets.) 

It’s now time to start signing leases.  The first signings will start this week, but will be only for the following 6 subdivisions in the northeast corner of our area.  They are:
