As most of you know, many neighborhoods in the Arlington area have already negotiated deals with gas companies and their representatives for gas/mineral rights under their properties. Our hope is that this site will help us get the best deal possible.
You will soon begin to hear from some of the gas companies, and they will try to encourage you to sign a mineral rights lease contract. PLEASE DO NOT SIGN A LEASE WITH THEM! If we unite as a large neighborhood, we should be able to negotiate and increase the amount of the signing bonus and royalties offered to each household.

I was in yesterdays`CATS’ meeting at St.Vincents Church which had a large turn out,my guess approx.
400 people or more.The forum was set up for questions by the homeowners and answers by Jeff Richman the Co-Ordinator, a Driller,a Landsman and an Attorney for advise only.It was quite informative.
Their group is growing daily.Since we have almost everybody signed on in our area we could join our group to them which would give us a much greater leverage for negotiations.They distributed flyers as
`Memorandum of Intent’ to sign up for their group.

Heimo – Leonard will discuss joining forces with CATS during our meeting next week. He and I were at St. Vincents, and it was informative. When I left the meeting, Leonard was trying to have a conversation with Jeff, in part to let him know of our existence, and to discuss some things. We do have 90% of Wooded Acres aboard, but probably less than 30% of the Little Green Ark area is signed, so our immediate effort is in that direction. We will consider a similar Memo of Intent for our area, too.
PLEASE include my address in your neighborhood listing. I responded the day I received your notice and attended the first meeting Tuesday evening. Please count me in. I very willing to help with communications, pass out flyers, etc. Thanks for organizing this group.

Leonard, we have a client in our office who has been negotiating with one of the oil companies for the drilling rights to his property located at 5404 Chaperito Trail, which is in the designated area for LittleGreenArk neighborhood. l gave him your phone numbers, some of the information on the website and the info on the meeting tonight at the church, and we encouraged him to come to the meeting and not to sign the current proposal he has received. It is my understanding that his offer was $15,000. Trying to get everyone on board!

I have seen notices of a meeting 8-5-2010 at the Church of Christ on Pleasant Ridge at 6:30…is this our group? Should I attend. Are they going to start drilling a gas well in the near future?

just now a neighbor told me of call he recieved wanting him tio sigbn a new 3 year lease. What is up with this? It is my understanding that others have been told they will not be getting any money if the drilling did not happed and that in some cases the oil companys are drillig, capping off and therefore dont have to live up to the dlast 3 year lease agreement….. your comments, please kathy

Kathy – Sorry it’s taken so long to respond to your message, but in all honesty, we don’t monitor this web site so much anymore. Anyway, hopefully, I can answer your questions. By now, you may know the answers already – either by events or comments from others. I would ask that you go to Vantage Energy’s web site: http://lakearlingtongas.org/. (Vantage Energy is the driller for our properties. They and Chesapeake are working together to produce the minerals under our homes.) On their site, you will see they’ve divided their drilling area into 6 zones. Your property looks to be in LABC North. If it is, you will likely be receiving another check from Chesapeake, in the same amount as the original check 3 years ago. Many of the property owners in LABC North are receiving checks because Vantage can’t start drilling in those areas before the end of the original 3 year lease, and they want to lock in another 2 years to give them time to get started. (Delivery of the checks is being staggered according to the signing date of the original lease.) Most (if not all) of the folks in LABC South are not getting a second check because drilling for their area started on time – i.e., before the end of the original 3-year lease. What your neighbor meant by “signing another 3-year lease”, I can’t say. There is no signing to be done when the 2-year option is exercised, which is what’s being done in most of LABC North. Perhaps the neighbor never signed originally, and he is being asked to do so now – probably for a lot less than we signed for. I haven’t heard of any cases in our area where the driller isn’t living up to the terms of the Lease agreement. Once natural gas is flowing from the first well, the property ownwers in LABC South will start receiving royalty checks. Other wells soon will be drilled from the same LABC site, with royalty checks to follow. Those wells could produce for up to 30 years. Best regards to you.
